This text never appears in the appraisal report. It is not merged, copied, or printed into the report anywhere. It exists solely so the appraiser can learn about the property from the inspector — their observations, views, and opinions. Use it to inform your own Discussion of Improvements above; anything you want in the report must be written there in your own words.

When a trainee is involved, the trainee signs on the left and you (the supervisory appraiser) sign on the right. The trainee list comes from your Settings — other appraisers are never shown. Fields default from the profile and are editable on this report.
Upload tax card, deed, or other supporting docs. PDFs convert to compressed images on upload and the original PDF is discarded.
These auto-fill the appraiser block on every report you open — no re-typing per report.

Add trainees who work under your supervision. On a trainee's report they sign on the left and you sign as the supervisory appraiser on the right. Other appraisers are never shown to you or to anyone else.
Lenders are created automatically when a new order comes in. Each lender's settings apply to all of that lender's reports.
They'll receive an email link — clicking it confirms the account and asks them to choose their own password.
Inactive members keep all their history and past reports, but no longer appear in the assignment dropdowns.
Admins edit order-level details only — never the appraisal content.
Each appraisal submission is an immutable snapshot. "View / Print" opens a read-only copy.
Each photo submission from the inspector is stored as a version.
The inspector also receives each message by email within a few minutes.

Enter a rate to auto-calculate a line — a blank or zero rate means no auto-calculation. Differences within the threshold get no adjustment. Age is inverted (older comp = upward adjustment). Applies to every comparable.
Auto-calculates the Contract Date adjustment for every comparable from an appreciation rate and the time between each comp's contract date and the effective date of the appraisal. Turn it off to type adjustments manually.
Enter the percentage as-is — 4 means 4%, 10.3 means 10.3% (not 0.103).
Adjustment = Sale Price × rate × months elapsed (annual rates are prorated monthly). A comp with no contract date falls back to its close/sale date; a comp that closed after the effective date gets a negative (downward) adjustment automatically.
Set a rate and threshold; adjustments compute across all comparables.
Adjustment = (subject − comp difference in units) × rate, applied to every comparable. Differences within the threshold get no adjustment. Age is inverted (older comp = upward adjustment).
